With 63% of Gen Z renters reporting that technology influences where they choose to live, digital integration is expected to play an even greater role in leasing decisions this year.<sup>1<\/sup><\/p>\n<p>Communities will increasingly adopt connected access systems, mobile-based communication platforms, and in-unit smart features that support flexibility and control. Rather than trying to combine disconnected tools, properties are expected to prioritize cohesive digital solutions that enhance convenience while maintaining operational consistency.<\/p>\n<p>This year, competitive advantage will not come from offering the most technology, but from deploying the right technology in ways that align with how residents live, work, and interact.<\/p>\n<h2>AI expands across leasing and operations<\/h2>\n<p>Artificial intelligence (AI) will continue its transition from experimentation to scaled implementation in 2026. Between 2024 and 2025, adoption of AI-generated marketing grew by 26%, and today 58% of property management companies report using AI in some capacity. Safewise estimates that 104 million packages were stolen nationwide last year, underscoring the scale of the issue.<sup>5<\/sup> Against that backdrop, 84% of residents with access to parcel lockers believe that they help prevent theft, reinforcing the growing importance of secure delivery solutions.<sup>6<\/sup><\/p>\n<p>In 2026, parcel lockers will increasingly be recognized as part of the core operational infrastructure, rather than a standalone amenity. Features such as consolidated deliveries (multiple deliveries for one resident in one locker box), controlled access for non-residents, and integrated feedback tools further enhance efficiency and strengthen the overall resident experience.<\/p>\n<p>As multifamily properties advance their technology strategies this year, parcel lockers will play an important role in reducing friction and supporting scalable growth.
