So, how do you reach the gen Z audience? To attract these <\/span><span style=\"font-weight: 400;\">digital natives<\/span><span style=\"font-weight: 400;\">, your <\/span><span style=\"font-weight: 400;\">marketing <\/span><span style=\"font-weight: 400;\">strategy must meet the new behaviors and expectations of this generation.<\/span><\/p>\n<h2><strong>Research Begins on Google<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Searching for a new rental apartment <\/span><span style=\"font-weight: 400;\">brand<\/span><span style=\"font-weight: 400;\"> begins with Google. In fact, <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\"> starts 39% of its search with this behemoth. It\u2019s important to note that the second source of info is apartment search websites (Apartments.com, HotPads, RENTCaf\u00e9) followed by driving or walking by.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The implications are clear. Your <\/span><span style=\"font-weight: 400;\">marketing<\/span><span style=\"font-weight: 400;\"> plan must include <\/span><span style=\"font-weight: 400;\">digital marketing<\/span><span style=\"font-weight: 400;\"> strategies like search engine optimization (SEO). After all, if you don\u2019t exist on Google, you don\u2019t exist for this <\/span><span style=\"font-weight: 400;\">generation<\/span><span style=\"font-weight: 400;\"> of consumers. Pay per click also remains a good play although real estate-related words are some of the most expensive keywords with an average cost per click of $2.46<\/span><span style=\"font-weight: 400;\"><sup>1<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><strong>All Technology All the Time<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">The new <\/span><span style=\"font-weight: 400;\">generation<\/span><span style=\"font-weight: 400;\"> demands a high-speed Internet connection. In fact, it\u2019s more important than parking, gym, and in-unit laundry. <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\">, more than any other <\/span><span style=\"font-weight: 400;\">generation<\/span><span style=\"font-weight: 400;\">, is seeking apartment brands that have embraced technology to handle apartment-related tasks. Zoomers are looking for automated rent pay systems, repair order apps, exercise reservation systems, smart locks, and smart thermostats to schedule and plan everything on their phones. Fully 62% of <\/span><span style=\"font-weight: 400;\">Gen Z respondents<\/span><span style=\"font-weight: 400;\"> indicated that technology in their community was extremely or very important<\/span><span style=\"font-weight: 400;\"><sup>2<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><strong>Ratings and Reviews are Key<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">As <\/span><span style=\"font-weight: 400;\">Gen Z consumers<\/span><span style=\"font-weight: 400;\"> have grown accustomed to researching new brands before they click the \u201cbuy\u201d button, they are also seeking ratings and reviews before even deciding if they\u2019ll tour an apartment in person. <\/span><span style=\"font-weight: 400;\">\u201cRatings and reviews ranked higher than videos and the property website,\u201d states Esther Bonardi, Vice President of <\/span><span style=\"font-weight: 400;\">Marketing<\/span><span style=\"font-weight: 400;\"> at Yardi.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">More importantly, 60% of them are likely to write a review if it exceeds their expectations. In short, this <\/span><span style=\"font-weight: 400;\">generation<\/span><span style=\"font-weight: 400;\"> is most likely to be influenced by reviews as well as write them.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Again, the ramifications for <\/span><span style=\"font-weight: 400;\">marketing<\/span><span style=\"font-weight: 400;\"> your community are clear:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Ask for a Review &#8211; <\/b><span style=\"font-weight: 400;\">Now is the perfect time to ask your current renters who are part of this younger <\/span><span style=\"font-weight: 400;\">generation<\/span><span style=\"font-weight: 400;\"> to post a review.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Change The Way You Ask \u2013<\/b><span style=\"font-weight: 400;\"> The traditional <\/span><span style=\"font-weight: 400;\">marketing<\/span><span style=\"font-weight: 400;\"> request consisting of \u201cyour input is very important\u201d isn\u2019t working. Drew Davis suggests these four steps instead<\/span><span style=\"font-weight: 400;\"><sup>3<\/sup><\/span><span style=\"font-weight: 400;\">:<\/span><\/li>\n<li><b>Make It Personal \u2013 <\/b><span style=\"font-weight: 400;\">Make it clear that the request is coming from you, a real person representing the property, not just that the property is asking.<\/span><\/li>\n<li><b>Express Gratitude \u2013<\/b><span style=\"font-weight: 400;\"> Sentences such as \u201cthank you for being a great resident\u201d create a solid connection.<\/span><\/li>\n<li><b>Give Them the \u201cWhy\u201d \u2013<\/b><span style=\"font-weight: 400;\"> Explain that you\u2019re the property manager or owner of the <\/span><span style=\"font-weight: 400;\">brand<\/span><span style=\"font-weight: 400;\"> and why their review matters.<\/span><\/li>\n<li><b>Thank Them<\/b><span style=\"font-weight: 400;\"> \u2013 It takes time to write a review. Let your reviewers know how much you appreciate them.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Heighten Your <\/b><b>Brand Awareness<\/b><span style=\"font-weight: 400;\"> \u2013 Tune up your social listening skills to hear what\u2019s being said. Most importantly, respond and engage with both positive and negative reviewers.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Post Reviews on Your Site <\/b><span style=\"font-weight: 400;\">\u2013 <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\"> will look beyond your site for reviews but posting them somewhere on your site makes it easier for <\/span><span style=\"font-weight: 400;\">older generations<\/span><span style=\"font-weight: 400;\"> (e.g., <\/span><span style=\"font-weight: 400;\">Millennial<\/span><span style=\"font-weight: 400;\">, <\/span><span style=\"font-weight: 400;\">Gen X<\/span><span style=\"font-weight: 400;\">, or <\/span><span style=\"font-weight: 400;\">Baby Boomer<\/span><span style=\"font-weight: 400;\"> prospects) to find.<\/span><\/li>\n<\/ul>\n<h2><strong>Thanks for the Amenities<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Community assets are key when it comes to <\/span><span style=\"font-weight: 400;\">marketing<\/span><span style=\"font-weight: 400;\"> your <\/span><span style=\"font-weight: 400;\">brand<\/span><span style=\"font-weight: 400;\"> and your property to this <\/span><span style=\"font-weight: 400;\">generation<\/span><span style=\"font-weight: 400;\">. <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\"> is keenly interested in security and control features with over 85% mentioning them as important. This statistic translates into the need for safely storing packages, especially with the explosive growth in in-home delivery.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After all, it\u2019s not just \u201cporch pirates\u201d but \u201cbuilding bandits\u201d that also steal packages. Rounding out the top five <\/span><a href=\"\/en-us\/blog\/apartment-features-list-to-attract-young-renters\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">modern apartment features<\/span><\/a><span style=\"font-weight: 400;\"> are interior features (balconies, hardwood floors), spacious floorplans, and cell reception inside the apartment.<\/span><\/p>\n<h2><strong>Instagram is the Instant Favorite<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Forget <\/span><span style=\"font-weight: 400;\">Facebook<\/span><span style=\"font-weight: 400;\"> (that\u2019s for Boomers) and say hello to Instagram. According to a recent RENTCafe survey, 36% of <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\">\u2019ers mention Instagram as their favorite <\/span><span style=\"font-weight: 400;\">social media<\/span><span style=\"font-weight: 400;\"> platform<\/span><span style=\"font-weight: 400;\"><sup>5<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As one <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\"> apartment seeker states, \u201cI\u2019m going to peep and creep\u201d into your <\/span><span style=\"font-weight: 400;\">social media<\/span><span style=\"font-weight: 400;\"> to get a good sense of your <\/span><span style=\"font-weight: 400;\">brand<\/span><span style=\"font-weight: 400;\">, even though she probably won\u2019t follow you. What does this insight mean for you? In fact, in 36% of American cities, rental units are larger than they were in the previous five years<\/span><span style=\"font-weight: 400;\"><sup>6<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As Michael Van Der Poel, founding partner of Asia Capital Real Estate explains, \u201cWe\u2019re doing little things like adding built-in offices and areas where people can work from home in nooks and crannies.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Three cities are leading the shift to larger spaces: Everett, Washington, Kirkland, Washington (home of Costco), and Scottsdale, Arizona. On average, one-bedroom spaces are expanding by 28 square feet, two bedrooms are growing by 39 square feet, and three bedrooms are adding to their square footage by 105 square feet. Incremental space bodes well for <\/span><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\"> who cite spacious floor plans as one of the key <\/span><span style=\"font-weight: 400;\">influencers<\/span><span style=\"font-weight: 400;\"> in renting an apartment.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Gen Z<\/span><span style=\"font-weight: 400;\"> is unique.
