There are a range of <\/span>smart building definitions<\/span><\/a> but, to most people, <\/span>\u2018smart\u2019 means connected building facilities<\/b> that residents and managers can interact with through <\/span>smart building applications<\/span> and other online tools. Temperature controls, <\/span>smart <\/span>lighting <\/span>and locking systems, and even lifts can be monitored and managed through <\/span>intelligent systems<\/b>. In smart buildings, <\/span>an apartment <\/span>occupant<\/span> can <\/span>interact directly with <\/b>existing building<\/b> facilities, including <\/b>parcel management<\/b><\/a>, <\/span>in <\/span>real time<\/span>, for a simpler, more satisfying living experience.\u00a0<\/span><\/p>\n

Smart technolog<\/span>y<\/span> also provide<\/span>s<\/span> an <\/span>efficient and effective way for owner-operators to manage their buildings<\/b>. They can also contribute to <\/span>energy management and sustainability goals <\/b>thanks to sensors that continuously monitor and adjust heating, <\/span>smart <\/span>lighting<\/span>, air conditioning<\/span>, and other features that can impact the building\u2019s <\/span>energy use<\/span>.<\/span><\/p>\n

Optimising environmental factors<\/b><\/h3>\n

Managers and residents can control and optimise the environment within a smart building. <\/span>An <\/span>occupant<\/span> might enjoy self-regulating temperature in their apartment <\/span>or smart home<\/span>; they may even want to gain entry to the <\/span>building<\/span> using their smartphone, instead of a key. <\/span>Some properties will have a single app that integrates a range of smart building services and facilities<\/b> for added convenience and simplicity.<\/span><\/p>\n

It is the <\/span>information from smart buildings\u2019 connected systems<\/b> that benefit owner-operators and occupants, together with the convenient ways they have to act upon that information. When systems are brought together into one property <\/span>or <\/span>building<\/span> management system<\/span>, <\/span>owner-operators gain better insight into their buildings and a one-stop-shop<\/b> to monitor, update and make changes.<\/span><\/p>\n

Once a sign of things to come, smart buildings are now becoming a way of life. <\/span>A survey by electronics company Samsung<\/span><\/a> reveals that three-quarters (75 per cent) of responding UK homeowners, renters and students think that <\/span>smart home technology is the future of property development<\/b>. What\u2019s more, 71 per cent say a digitally connected property is important to save time and effort.<\/span><\/p>\n

Sustainability and energy management<\/b><\/h3>\n

The research also reflects green issues, with 73 per cent of respondents considering a development\u2019s <\/span>sustainability credentials to be important<\/b> when choosing where to live. According to <\/span>one source<\/span><\/a>, buildings are responsible for 40 per cent of energy consumption and 36 per cent of climate emissions in Europe. Smart building technologies give operators <\/span>building <\/span>automation<\/span> and control that can provide <\/span>net energy savings of 15-22 per cent<\/span><\/a> across the EU.<\/span><\/p>\n

The pandemic prompts new living choices<\/b><\/h3>\n

Green thinking has been around for decades, while the COVID-19 pandemic began only last year. Yet the pandemic\u2019s impact has been so profound that nearly three-quarters (74 per cent) of <\/span>Samsung\u2019s survey respondents<\/span><\/a> said how they see their property has changed as a result, with a <\/span>desire for bigger living and outdoor space, and somewhere that is flexible to their needs<\/b>.<\/span><\/p>\n

These findings correlate with the expectation that hybrid models of working, in which people spend more time working from home than they did before, will <\/span>continue beyond the pandemic<\/span><\/a>. This will impact how rooms are used, with bedrooms doubling as studies and space required for office-type furniture. It may also be reflected in the communal areas of the building through collaborative working spaces.<\/span><\/p>\n

Identifying and catering to trends<\/b><\/h3>\n

Smart buildings help owner-operators <\/span>and <\/span>building managers<\/span> to understand how their buildings are used, <\/span>identify trends, and cater to evolving residents\u2019 needs<\/b>. Smart technology also provides a solution to tackle the <\/span>growing issue of parcel deliveries at apartments<\/b>.<\/span><\/p>\n

Parcels become a problem without a time-efficient, effective way of dealing with them. <\/span>Residents don\u2019t want to be tied to times when they can collect their deliveries<\/b> from a central holding place, and owner-operators <\/span>and <\/span>building managers<\/span> don\u2019t want the theft, fire and trip hazard of parcels collecting in reception and other areas.<\/span><\/p>\n

The pandemic sparked an upsurge in online shopping, generating even more parcels than usual, but even pre-pandemic, <\/span>volumes <\/b>grew by eight per cent year on year<\/b><\/a>. If building staff have to take in and distribute parcels, and spend an average of four minutes on each, up to two hours of their time a day gets taken up by 30 parcels.<\/span><\/p>\n

Delivering parcels instead into <\/b>secure parcel lockers<\/b><\/a> removes staff involvement. <\/b>Residents self-serve from the smart lockers<\/a><\/strong>, <\/b>at times that suit them,<\/span> after they are automatically notified<\/b> that they have a delivery. That way, there are <\/span>fewer in-person interactions<\/b> between couriers and staff and staff and residents too, as part of reduced contact strategies.<\/span><\/p>\n

The <\/span>owner-operator <\/span>or <\/span>building manager<\/span> get<\/span>s<\/span> a clear insight into how many parcels are being delivered, how quickly they\u2019re collected, and more through a web-based analytics dashboard. They can immediately <\/span>spot and action delivery trends<\/b> by, for example, adding extra lockers or more lockers of a particular size to their modular unit to cater for volume growth.<\/span><\/p>\n

Smart buildings provide residents with convenient access to facilities and services so they can <\/span>manage their home life in the way they want to<\/b>. It gives them control over aspects of their home environment and streamlines their interactions. <\/span>The <\/span>owner-operator <\/span>and <\/span>building manager<\/span> benefit from the information a smart building generates so they can <\/span>provide resilient services and facilities<\/b> that adapt as residents\u2019 needs change.<\/span><\/p>\n
