Temperature controls, <\/span><span style=\"font-weight: 400;\">smart <\/span><span style=\"font-weight: 400;\">lighting <\/span><span style=\"font-weight: 400;\">and locking systems, and even lifts can be monitored and managed through <\/span><b>intelligent systems<\/b><span style=\"font-weight: 400;\">. In smart buildings, <\/span><span style=\"font-weight: 400;\">an apartment <\/span><span style=\"font-weight: 400;\">occupant<\/span> <span style=\"font-weight: 400;\">can <\/span><b>interact directly with <\/b><b>existing building<\/b><b> facilities, including <\/b><a href=\"https:\/\/www.parcelpending.com\/en-gb\/markets\/residential-parcel-lockers\/\" target=\"_blank\" rel=\"noopener\"><b>parcel management<\/b><\/a><span style=\"font-weight: 400;\">, <\/span><span style=\"font-weight: 400;\">in <\/span><span style=\"font-weight: 400;\">real time<\/span><span style=\"font-weight: 400;\">, for a simpler, more satisfying living experience.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Smart technolog<\/span><span style=\"font-weight: 400;\">y<\/span><span style=\"font-weight: 400;\"> also provide<\/span><span style=\"font-weight: 400;\">s<\/span><span style=\"font-weight: 400;\"> an <\/span><b>efficient and effective way for owner-operators to manage their buildings<\/b><span style=\"font-weight: 400;\">. They can also contribute to <\/span><b>energy management and sustainability goals <\/b><span style=\"font-weight: 400;\">thanks to sensors that continuously monitor and adjust heating, <\/span><span style=\"font-weight: 400;\">smart <\/span><span style=\"font-weight: 400;\">lighting<\/span><span style=\"font-weight: 400;\">, air conditioning<\/span><span style=\"font-weight: 400;\">, and other features that can impact the building\u2019s <\/span><span style=\"font-weight: 400;\">energy use<\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><b>Optimising environmental factors<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Managers and residents can control and optimise the environment within a smart building. <\/span><span style=\"font-weight: 400;\">An <\/span><span style=\"font-weight: 400;\">occupant<\/span> <span style=\"font-weight: 400;\">might enjoy self-regulating temperature in their apartment <\/span><span style=\"font-weight: 400;\">or smart home<\/span><span style=\"font-weight: 400;\">; they may even want to gain entry to the <\/span><span style=\"font-weight: 400;\">building<\/span><span style=\"font-weight: 400;\"> using their smartphone, instead of a key. <\/span><b>Some properties will have a single app that integrates a range of smart building services and facilities<\/b><span style=\"font-weight: 400;\"> for added convenience and simplicity.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It is the <\/span><b>information from smart buildings\u2019 connected systems<\/b><span style=\"font-weight: 400;\"> that benefit owner-operators and occupants, together with the convenient ways they have to act upon that information. When systems are brought together into one property <\/span><span style=\"font-weight: 400;\">or <\/span><span style=\"font-weight: 400;\">building<\/span><span style=\"font-weight: 400;\"> management system<\/span><span style=\"font-weight: 400;\">, <\/span><b>owner-operators gain better insight into their buildings and a one-stop-shop<\/b><span style=\"font-weight: 400;\"> to monitor, update and make changes.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Once a sign of things to come, smart buildings are now becoming a way of life. <\/span><a href=\"https:\/\/news.samsung.com\/uk\/new-research-by-samsung-reveals-major-shift-in-uk-consumers-home-living-priorities\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">A survey by electronics company Samsung<\/span><\/a><span style=\"font-weight: 400;\"> reveals that three-quarters (75 per cent) of responding UK homeowners, renters and students think that <\/span><b>smart home technology is the future of property development<\/b><span style=\"font-weight: 400;\">. What\u2019s more, 71 per cent say a digitally connected property is important to save time and effort.<\/span><\/p>\n<h3><b>Sustainability and energy management<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The research also reflects green issues, with 73 per cent of respondents considering a development\u2019s <\/span><b>sustainability credentials to be important<\/b><span style=\"font-weight: 400;\"> when choosing where to live. According to <\/span><a href=\"https:\/\/www.euractiv.com\/section\/energy\/opinion\/one-year-after-epbd-its-time-to-accelerate-smart-building-solutions\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">one source<\/span><\/a><span style=\"font-weight: 400;\">, buildings are responsible for 40 per cent of energy consumption and 36 per cent of climate emissions in Europe. Smart building technologies give operators <\/span><span style=\"font-weight: 400;\">building <\/span><span style=\"font-weight: 400;\">automation<\/span><span style=\"font-weight: 400;\"> and control that can provide <\/span><a href=\"https:\/\/www.euractiv.com\/section\/energy\/opinion\/one-year-after-epbd-its-time-to-accelerate-smart-building-solutions\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">net energy savings of 15-22 per cent<\/span><\/a><span style=\"font-weight: 400;\"> across the EU.<\/span><\/p>\n<h3><b>The pandemic prompts new living choices<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Green thinking has been around for decades, while the COVID-19 pandemic began only last year. Yet the pandemic\u2019s impact has been so profound that nearly three-quarters (74 per cent) of <\/span><a href=\"https:\/\/news.samsung.com\/uk\/new-research-by-samsung-reveals-major-shift-in-uk-consumers-home-living-priorities\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Samsung\u2019s survey respondents<\/span><\/a><span style=\"font-weight: 400;\"> said how they see their property has changed as a result, with a <\/span><b>desire for bigger living and outdoor space, and somewhere that is flexible to their needs<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These findings correlate with the expectation that hybrid models of working, in which people spend more time working from home than they did before, will <\/span><a href=\"https:\/\/www.peoplemanagement.co.uk\/news\/articles\/one-in-four-firms-continue-allow-working-from-home-poll-finds#gref\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">continue beyond the pandemic<\/span><\/a><span style=\"font-weight: 400;\">. This will impact how rooms are used, with bedrooms doubling as studies and space required for office-type furniture. It may also be reflected in the communal areas of the building through collaborative working spaces.<\/span><\/p>\n<h3><b>Identifying and catering to trends<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Smart buildings help owner-operators <\/span><span style=\"font-weight: 400;\">and <\/span><span style=\"font-weight: 400;\">building managers<\/span><span style=\"font-weight: 400;\"> to understand how their buildings are used, <\/span><b>identify trends, and cater to evolving residents\u2019 needs<\/b><span style=\"font-weight: 400;\">. Smart technology also provides a solution to tackle the <\/span><b>growing issue of parcel deliveries at apartments<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Parcels become a problem without a time-efficient, effective way of dealing with them. <\/span><b>Residents don\u2019t want to be tied to times when they can collect their deliveries<\/b><span style=\"font-weight: 400;\"> from a central holding place, and owner-operators <\/span><span style=\"font-weight: 400;\">and <\/span><span style=\"font-weight: 400;\">building managers<\/span><span style=\"font-weight: 400;\"> don\u2019t want the theft, fire and trip hazard of parcels collecting in reception and other areas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The pandemic sparked an upsurge in online shopping, generating even more parcels than usual, but even pre-pandemic, <\/span><b>volumes <\/b><a href=\"https:\/\/www.ofcom.org.uk\/__data\/assets\/pdf_file\/0022\/208219\/2019-20-annual-monitoring-update-postal-market.pdf\" target=\"_blank\" rel=\"noopener\"><b>grew by eight per cent year on year<\/b><\/a><span style=\"font-weight: 400;\">. If building staff have to take in and distribute parcels, and spend an average of four minutes on each, up to two hours of their time a day gets taken up by 30 parcels.<\/span><\/p>\n<p><b>Delivering parcels instead into <\/b><a href=\"https:\/\/www.parcelpending.com\/en-gb\/markets\/residential-parcel-lockers\/\" target=\"_blank\" rel=\"noopener\"><b>secure parcel lockers<\/b><\/a><b> removes staff involvement. <\/b><strong>Residents self-serve from the <a href=\"https:\/\/www.parcelpending.com\/en-gb\/locker-solutions\/\">smart lockers<\/a><\/strong><b>, <\/b><span style=\"font-weight: 400;\">at times that suit them,<\/span><b> after they are automatically notified<\/b><span style=\"font-weight: 400;\"> that they have a delivery. That way, there are <\/span><b>fewer in-person interactions<\/b><span style=\"font-weight: 400;\"> between couriers and staff and staff and residents too, as part of reduced contact strategies.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The <\/span><span style=\"font-weight: 400;\">owner-operator <\/span><span style=\"font-weight: 400;\">or <\/span><span style=\"font-weight: 400;\">building manager<\/span><span style=\"font-weight: 400;\"> get<\/span><span style=\"font-weight: 400;\">s<\/span><span style=\"font-weight: 400;\"> a clear insight into how many parcels are being delivered, how quickly they\u2019re collected, and more through a web-based analytics dashboard. They can immediately <\/span><b>spot and action delivery trends<\/b><span style=\"font-weight: 400;\"> by, for example, adding extra lockers or more lockers of a particular size to their modular unit to cater for volume growth.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Smart buildings provide residents with convenient access to facilities and services so they can <\/span><b>manage their home life in the way they want to<\/b><span style=\"font-weight: 400;\">.
