Higher levels of online shopping generate\u00a0increasing numbers of parcels delivered to Build to Rent (BTR) apartments<\/strong>\u00a0and other buildings.\u00a0Effective parcel management is therefore a must<\/strong>\u00a0to satisfy existing, and attract new, residents. For new BTR projects,\u00a0considering\u00a0<\/strong>parcel management solutions<\/strong><\/a>\u00a0early saves time and cost later on<\/strong>.<\/p>\n

In 2020, people turned to online shopping when shops had to close. However, online was a growth channel even pre-pandemic, with\u00a0a 2019\/20 eight per cent\u00a0<\/strong><\/span>year-on-year increase in UK\u00a0parcel volumes\u00a0<\/strong>\u2013\u00a0<\/span>a phenomenal\u00a02.8 billion delivered items<\/span><\/a>.<\/p>\n

Developers who are planning BTR properties and the Architects and Interior Designers who are designing them must\u00a0factor in how such high volumes of delivered parcels will be managed<\/strong>. Failing to do so will most likely end in one of two ways. Either parcel storage won\u2019t be allocated anywhere, in which case parcels could end up in reception where they\u2019ll be a theft, fire and trip hazard, or space will have to be reworked later in the process to add parcel storage.<\/p>\n

Joanna Shear, founder and MD of interior design and furniture procurement company Space Consultancy, says<\/a>: \u201cIt\u2019s the tenants and onsite staff who gain from effective parcel management when a property is up and running, but considering it early on benefits the programme management.\u00a0Any hold-up in finalising designs, or making changes partway through a project, is time and money<\/strong>.\u201d<\/p>\n

Joanna also points out that\u00a0\u201cinteriors need to last for many years\u201d<\/strong>, and that\u00a0\u201cno building owner wants to refurbish or reorganise space soon after completion\u201d<\/strong>.<\/p>\n

Planning parcel management early on, at the design stage,\u00a0ensures adequate space will be allocated for parcels<\/strong>. It\u00a0avoids potentially costly workarounds<\/strong>\u00a0later on and helps\u00a0future-proof properties<\/strong>\u00a0for parcel deliveries, even if volumes increase.<\/p>\n

Convenient and secure parcel storage<\/strong><\/h5>\n

Parcels don\u2019t tend to make it directly to their intended residents at the time they are delivered. They\u00a0have to be stored somewhere<\/strong>. If the burden is placed on building staff to take in parcels and distribute them to residents, they will spend a lot of time on just that activity. In fact, if each delivery takes around four minutes to manage, and 30 parcels arrive a day, they\u2019d spend up to two hours every day.<\/p>\n

If parcels are instead left for residents to find and collect themselves, they are\u00a0at risk of going missing<\/strong>\u00a0and are likely to pile up in communal spaces where they will be a\u00a0health and safety issue<\/strong>. Not only that, but they will also make the area look untidy and create the wrong first impression for any would-be new residents visiting the building.<\/p>\n

The aim of effective, efficient parcel management is to\u00a0deliver a convenient experience for residents\u00a0<\/strong>while preserving the good order of the building and\u00a0reducing the burden on staff<\/strong>. Ideally, parcel processes will also\u00a0minimise person-to-person contact<\/strong>\u00a0between couriers and staff and staff and residents.<\/p>\n

Intelligent parcel lockers<\/strong><\/a>\u00a0<\/strong>provide secure, self-serve parcel storage<\/strong>. When a resident\u2019s parcel is put into a locker, they are automatically sent a notification containing a code and barcode that they use to open the locker and retrieve their item.<\/p>\n

Early planning saves time and cost<\/strong><\/h5>\n

Factoring parcel management into the\u00a0BTR planning stage<\/strong><\/a>\u00a0avoids later problems.<\/p>\n

If plans have to be changed mid-development to make room for parcel storage, it could\u00a0add time and cost to the development<\/strong>. The earlier each element of a design and build can be considered, the smoother the process will be and the quicker each stage will progress.<\/p>\n

Space is always at a premium<\/strong>\u00a0in residential developments. Submitting drawings for planning approval before parcel management is thought about could limit options later on. The cost of changing plans after building work has begun is likely to be even more.<\/p>\n

Not only that, but parcel management\u00a0planning needs to be sympathetic to the design of the building<\/strong>. Branded lockers, situated inside or outside, can keep in with the look of the development while enabling convenient, 24\/7 parcel delivery and collection.<\/p>\n

Adaptable solutions<\/strong><\/h5>\n

Nothing stands still. As we\u2019ve seen in recent years, parcel volumes have increased. Next year\u2019s parcel storage needs might not match todays in a new building. For that reason,\u00a0parcel management must be flexible\u00a0<\/strong>through a solution that can adapt as needs evolve.
