People have worked from home and shopped online more. It is predicted that some changes people made will stick and, if that\u2019s the case, they are likely to have a<strong>\u00a0lasting impact on the choices we make about our living spaces<\/strong>. For owner-operators of Build to Rent (BTR) apartments, this raises the question of\u00a0<strong>how future accommodation will meet residents\u2019 needs<\/strong>\u00a0and the demands of increasing\u00a0<a href=\"https:\/\/www.parcelpending.com\/en-gb\/markets\/residential-parcel-lockers\/\">parcel deliveries<\/a>.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">A panel of experts, including Quadient\u2019s Jon Hammond, Head of Real Estate\u00a0<a href=\"https:\/\/www.parcelpending.com\/en-gb\/\">Parcel Locker<\/a>\u00a0Solutions (UK &amp; Ireland), considered the impact the pandemic has had on the future of apartment living on a recent\u00a0<a href=\"https:\/\/www.quadient.com\/en-GB\/resource\/webinar\/ukaa\/how-pandemic-impacted-future-apartment-living\"><strong>UK Apartment Association (UKAA) webinar<\/strong><\/a><\/span><strong><span lang=\"EN-US\" xml:lang=\"EN-US\">.<\/span><\/strong><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">On the webinar, Jon cited the\u00a0<\/span><a href=\"https:\/\/www.homeviews.com\/2021-national-build-to-rent-report\/\">2021 National Build to Rent Report from HomeViews<\/a><span lang=\"EN-US\" xml:lang=\"EN-US\">\u00a0which reveals tenants rated the BTR experience higher than Build to Sell (BTS) for the second year in a row. The panel reflected on the \u2018silent hero\u2019 of the BTR sector during the pandemic, providing as it did\u00a0<strong>services and amenities that supported residents\u2019 needs\u00a0<\/strong>and a sense of community at an isolating time.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">The panel went on to discuss four key impacts the pandemic could have on future apartment living:\u00a0<\/span><\/p>\n<p><strong><span lang=\"EN-US\" xml:lang=\"EN-US\">1. Intelligent, flexible use of space<\/span><\/strong><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">Residents working from home will make new demands on their living space. This is likely to impact how rooms are used, with bedrooms doubling as studies, and requirements for office type furniture. It may also be reflected in how shared spaces are designed, with collaborative working spaces forming part of communal building areas.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">In fact, people working from home will mean that buildings aren\u2019t empty during the day, in the way they used to be. The\u00a0<\/span><a href=\"https:\/\/www.homeviews.com\/2021-national-build-to-rent-report\/\">same BTR report from HomeViews<\/a><span lang=\"EN-US\" xml:lang=\"EN-US\">\u00a0reveals that having a concierge correlated with a 4.8 per cent higher star rating on average and space was something residents particularly prized in 2020.\u00a0<strong>Hybrid working could change how owner-operators organise concierge services and the types of amenities they provide<\/strong>\u00a0by, for example, further increasing the emphasis on outdoor space.<\/span><\/p>\n<p><strong><span lang=\"EN-US\" xml:lang=\"EN-US\">2. Amenities<\/span><\/strong><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">Front of house services may be prized by residents, but their effectiveness will be diminished if staff are bogged down by\u00a0<strong>time-consuming, labour-intensive processes<\/strong>. Pre-pandemic, the volume of delivered\u00a0<\/span><a href=\"https:\/\/www.ofcom.org.uk\/__data\/assets\/pdf_file\/0022\/208219\/2019-20-annual-monitoring-update-postal-market.pdf\">parcels grew by eight per cent year on year<\/a><span lang=\"EN-US\" xml:lang=\"EN-US\">. If building staff are responsible for taking in and distributing parcels, and if they spend on average four minutes on each delivery, 30 parcels a day will take up to two hours of time.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">Technology and automation can help.\u00a0<strong>Parcels delivered into\u00a0<\/strong><\/span><strong>secure <a href=\"https:\/\/www.parcelpending.com\/en-gb\/locker-solutions\/indoor-parcel-lockers\/\" target=\"_blank\" rel=\"noopener\">parcel lockers<\/a><\/strong><strong><span lang=\"EN-US\" xml:lang=\"EN-US\">\u00a0free up staff\u00a0<\/span><\/strong><span lang=\"EN-US\" xml:lang=\"EN-US\">while also eliminating the theft, fire and trip hazard of parcels collecting in reception and other areas. Residents are automatically notified when they have a parcel and self-serve from the lockers whenever is convenient, 24\/7. The locker acts as a secure go-between, reducing the need for in-person contact between couriers and building staff, and staff and residents.<\/span><\/p>\n<p><strong><span lang=\"EN-US\" xml:lang=\"EN-US\">3. Environmental, Social and Governance (ESG)<\/span><\/strong><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">A strong ESG position is important to the brand of BTR companies, as it is to all businesses. In fact,\u00a0<\/span><a href=\"https:\/\/www.edelman.com\/sites\/g\/files\/aatuss191\/files\/2021-03\/2021%20Edelman%20Trust%20Barometer.pdf\">2021 Edelman research<\/a><span lang=\"EN-US\" xml:lang=\"EN-US\">\u00a0reveals that 86 per cent of consumers expect CEOs to publicly speak out about societal challenges.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">The\u00a0<strong>environmental credentials of buildings<\/strong>\u00a0will continue to be a key area of focus across BTR. Fortunately, innovations provide ever smarter ways to conserve energy and minimise waste. When it comes to parcel deliveries, BTR buildings can help\u00a0<strong>reduce carbon emissions by ensuring deliveries are successful first time<\/strong>.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">This is because unsuccessful deliveries can, depending on the courier, result in two further delivery attempts. After that, customers may have to collect from a depot, making a total of four journeys when the aim is one. Holding residents\u2019 parcels in<strong>\u00a0carrier-agnostic<\/strong>\u00a0<strong>smart lockers<\/strong>\u00a0<\/span><a href=\"https:\/\/www.quadient.com\/en-GB\/blog\/how-btr-industry-can-minimise-carbon-footprint-reducing-parcel-redeliveries\"><strong>strengthens properties\u2019 green credentials<\/strong><\/a><span lang=\"EN-US\" xml:lang=\"EN-US\">\u00a0<strong>by eliminating redeliveries\u00a0<\/strong>while maximising convenience and residents\u2019 satisfaction.<\/span><\/p>\n<p><strong><span lang=\"EN-US\" xml:lang=\"EN-US\">4. As buildings get smarter, there is even more potential to streamline time-poor residents\u2019 access to services.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">Digital solutions are also data-rich, providing owner-operators with<strong>\u00a0greater insight into how residents use amenities<\/strong>. For parcels, a\u00a0<strong>web application provides analytics on locker use<\/strong>. That way, any trend in increasing delivery volumes can be immediately spotted and addressed, by adding lockers to the modular unit, before it becomes an issue.<\/span><\/p>\n<p><span lang=\"EN-US\" xml:lang=\"EN-US\">The impact of the pandemic is likely to be felt in future apartment living.
