And, while these changes have solved many problems, they\u2019ve also resulted in a number of unintended consequences.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019re a property manager for even a few multifamily housing units, you may have experienced one such ripple effect: a significant uptick in the number of <\/span><span style=\"font-weight: 400;\">incoming packages<\/span><span style=\"font-weight: 400;\"> at your property. While this may have felt like a minor issue at first, it has very likely become a logistical nightmare for both you and your residents. To make matters worse, multifamily apartment <\/span><span style=\"font-weight: 400;\">package delivery<\/span><span style=\"font-weight: 400;\"> is expected to continue its exponential increase.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">How can property managers adapt to handle the complex <\/span><span style=\"font-weight: 400;\">logistics<\/span><span style=\"font-weight: 400;\"> associated with this <\/span><span style=\"font-weight: 400;\">parcel volume<\/span><span style=\"font-weight: 400;\"> increase? Read on to find out.\u00a0\u00a0<\/span><\/p>\n<h2><b>Multifamily Apartment <\/b><b>Package<\/b> <b>Delivery<\/b><b> is Increasing<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The number of package deliveries at multifamily buildings is growing year-over-year and projected to continue trending upward, especially in light of COVID-19. <\/span><a href=\"https:\/\/www.parcelpending.com\/blog\/package-delivery-statistics\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Package delivery<\/span><span style=\"font-weight: 400;\"> statistics<\/span><\/a><span style=\"font-weight: 400;\"> indicate that many properties have been seeing <\/span><a href=\"https:\/\/www.parcelpending.com\/blog\/multifamily-communities-should-expect-holiday-level-package-volume-throughout-2020-per-parcel-pending\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">peak-like package volume since March<\/span><\/a><span style=\"font-weight: 400;\">, with that number only expected to increase further as we approach the holidays<\/span><span style=\"font-weight: 400;\"><sup>1,2<\/sup><\/span><span style=\"font-weight: 400;\">. That means that multifamily properties could see as many as 486 <\/span><span style=\"font-weight: 400;\">incoming packages<\/span><span style=\"font-weight: 400;\"> per week during the 2020 holiday season, nearly double \u201cnormal\u201d, pre-COVID package volume.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prior to COVID, Multi-Housing News had this to say about problems caused by rapidly increasing <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> volume<\/span><span style=\"font-weight: 400;\"><sup>3<\/sup><\/span><span style=\"font-weight: 400;\">:<\/span><br \/>\n<i><span style=\"font-weight: 400;\">61 percent of community managers report that <\/span><\/i><i><span style=\"font-weight: 400;\">package<\/span><\/i><i><span style=\"font-weight: 400;\"> deliveries have increased year over year. For the average apartment community, that\u2019s roughly 150 packages per week delivered to their door. However, that number jumps to an average of 270 packages per week during the holidays\u2014that\u2019s an 81 percent increase during peak <\/span><\/i><i><span style=\"font-weight: 400;\">package<\/span><\/i><i><span style=\"font-weight: 400;\"> season.\u00a0<\/span><\/i><\/p>\n<p><i><span style=\"font-weight: 400;\">While most apartment buildings (77 percent) now have a dedicated space for <\/span><\/i><i><span style=\"font-weight: 400;\">package<\/span><\/i><i><span style=\"font-weight: 400;\"> storage, some property managers say their buildings\u2019 <\/span><\/i><i><span style=\"font-weight: 400;\">package<\/span><\/i><i><span style=\"font-weight: 400;\"> storage solution is inadequate, especially during high volume periods. To further complicate the matter, packages are becoming more difficult to store with residents ordering heavy, oversized, and perishable items.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The National Multifamily Housing Council echoed these sentiments in a 2018 survey about <\/span><span style=\"font-weight: 400;\">package delivery<\/span><span style=\"font-weight: 400;\"><sup>4<\/sup><\/span><span style=\"font-weight: 400;\">. The report covered a variety of issues but the relevant figures include:<\/span><\/p>\n<p><b>How property <\/b><b>staff<\/b><b> notify residents about a <\/b><b>package delivery<\/b><b>:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">45% \u2013 <\/span><span style=\"font-weight: 400;\">Package<\/span><span style=\"font-weight: 400;\"> check-in <\/span><span style=\"font-weight: 400;\">system<\/span><span style=\"font-weight: 400;\"> with e-notifications<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">34% \u2013 Text\/email<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">18%\u2013 Phone call<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">6% \u2013 Paper notification<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">6% \u2013 Lobby\/<\/span><span style=\"font-weight: 400;\">mailroom<\/span><span style=\"font-weight: 400;\"> display<\/span><\/li>\n<\/ul>\n<p><b>How packages are stored:<\/b><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Store them in a management office or <\/span><span style=\"font-weight: 400;\">mail<\/span><span style=\"font-weight: 400;\"> room \u2013 52%<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Deliver to residents\u2019 doors \u2013 32%<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Keep packages in separate storage area \u2013 22%<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Leave packages in <\/span><span style=\"font-weight: 400;\">package<\/span> <span style=\"font-weight: 400;\">locker<\/span><span style=\"font-weight: 400;\"> area \u2013 13%<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The <\/span><span style=\"font-weight: 400;\">shipping carrier<\/span><span style=\"font-weight: 400;\"> takes back <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> until in-person delivery \u2013 10%<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The vast majority of multifamily apartment communities are inadequately prepared to handle a continuous influx of deliveries, let alone the <\/span><span style=\"font-weight: 400;\">shipment<\/span><span style=\"font-weight: 400;\"> increases experienced since the start of the pandemic. Property mailrooms or mail centers are often too small to accommodate significant increases, and now most property <\/span><span style=\"font-weight: 400;\">staff<\/span><span style=\"font-weight: 400;\"> are trying to find ways to do more with less time and resources.<\/span><\/p>\n<h2><b>The <\/b><b>Package<\/b><b> Problem is Costly<\/b><span style=\"font-weight: 400;\">\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">In a separate study on the mounting <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> problem, AvalonBay found that their properties were averaging 1,000 <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> deliveries per month and that this increase was creating significant labor costs for their communities. And they\u2019re not the only ones. <\/span><a href=\"https:\/\/www.parcelpending.com\/markets\/multifamily-parcel-lockers-v2\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Happy Co. writes<\/span><\/a><span style=\"font-weight: 400;\"><sup>5<\/sup><\/span><span style=\"font-weight: 400;\">:<\/span><\/p>\n<p><i><span style=\"font-weight: 400;\">But the issue at hand isn\u2019t simply the volume of packages received. The drain on your <\/span><\/i><i><span style=\"font-weight: 400;\">staff<\/span><\/i><i><span style=\"font-weight: 400;\">\u2019s time and labor are preventing them from attending to more important property concerns. Houston-based Camden Property Trust estimated 10 minutes in lost productivity for each <\/span><\/i><i><span style=\"font-weight: 400;\">package<\/span><\/i><i><span style=\"font-weight: 400;\"> across its 59,000 units in 2015. At a rate of $20 an hour for <\/span><\/i><i><span style=\"font-weight: 400;\">employee<\/span><\/i><i><span style=\"font-weight: 400;\"> wages, <\/span><\/i><i><span style=\"font-weight: 400;\">package management<\/span><\/i><i><span style=\"font-weight: 400;\"> was costing them an estimated $3.3 million annually.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Even if it feels like it only takes a few minutes to receive, store, sort, and deliver a <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> to a resident, that time can quickly add up, not to mention the time that gets wasted due to constant interruptions to your workflow. While the effort spent on a distraction may seem trivial, the time it takes for your brain to return to the previous task and actually focus is significant. A recent U.C. Irvine study found that, following a significant distraction or interruption to work, it takes a person an average of 23 minutes and 15 seconds to return to their original focus<\/span><span style=\"font-weight: 400;\"><sup>6<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><b>It Impacts Your Residents\u2019 Happiness<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">On top of operational and <\/span><span style=\"font-weight: 400;\">staff<\/span><span style=\"font-weight: 400;\"> efficiency costs, residents are reporting growing concerns over <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> theft, damage, and loss. The unfortunate truth is that a steady stream of packages delivered and left unsecured provides porch pirates with seemingly limitless opportunities to steal packages in plain sight and with no recourse.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Since the start of the pandemic, this problem has only become more paramount. From March to July of this year, 1 in 5 Americans reported a stolen <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\">. And the majority of <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> theft \u2013 40% \u2013 occurs in apartment communities<\/span><span style=\"font-weight: 400;\"><sup>7<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><br \/>\n<span style=\"font-weight: 400;\">According to a 2020 ValuePenguin survey:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">54% of consumers reported multiple <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> thefts in the past 12 months.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Americans lost an average of $106 to porch piracy, with respondents reporting losses as high as $4,800 from a single <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\">.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">30% of package theft victims did not get all of their money back.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Less than half of the survey\u2019s respondents said their thief was caught.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Gen Xers and Millennials accounted for more than 42% of <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> thefts, and 64% of all incidents since last year.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">A stolen <\/span><span style=\"font-weight: 400;\">package<\/span><span style=\"font-weight: 400;\"> not only costs residents money, but it also leaves them feeling insecure about the place they live in. This sense of anxiety over the safety and security of their apartment can be an influencing factor in <\/span><a href=\"https:\/\/www.parcelpending.com\/blog\/resident-retention-tips-for-multifamily-apartments\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">resident retention<\/span><\/a><span style=\"font-weight: 400;\"> and whether or not they decide to recommit when their lease comes to term.
