And how do you prepare?<\/span><\/p>\n<h2><b>Upcoming Federal Regulations for COVID <\/b><b>Safety<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Within 48 hours of President Joe Biden\u2019s inauguration, he issued an executive order directing OSHA (the Occupational <\/span><span style=\"font-weight: 400;\">Safety<\/span><span style=\"font-weight: 400;\"> and Health Administration) to create <\/span><span style=\"font-weight: 400;\">workplace<\/span> <span style=\"font-weight: 400;\">safety<\/span><span style=\"font-weight: 400;\"> protocols in light of COVID-19. Experts predict the <\/span><span style=\"font-weight: 400;\">office reopening<\/span><span style=\"font-weight: 400;\"> rules will include a mask mandate, <\/span><span style=\"font-weight: 400;\">physical distancing<\/span><span style=\"font-weight: 400;\">, and ventilation standards to meet new public health requirements. While the CDC has issued similar recommendations, the difference here is that the <\/span><span style=\"font-weight: 400;\">guidelines<\/span><span style=\"font-weight: 400;\"> will transform into enforceable regulations.<\/span><br \/>\n<span style=\"font-weight: 400;\">With COVID-19 cases still on the rise in many parts of the United States., employers should be mindful when <\/span><span style=\"font-weight: 400;\">reopening<\/span> <span style=\"font-weight: 400;\">office<\/span><span style=\"font-weight: 400;\"> spaces. We encourage all employers and building managers to monitor<\/span> <span style=\"font-weight: 400;\">coronavirus cases<\/span><span style=\"font-weight: 400;\"> in their areas and to adhere to national, state, and local health and safety guidelines when considering <\/span><span style=\"font-weight: 400;\">reopening<\/span><span style=\"font-weight: 400;\">.<\/span><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<h2><b>The Toll on Business and Personal Life in <\/b><b>Remote Work<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">It seemed as if the world turned to <\/span><span style=\"font-weight: 400;\">remote work<\/span><span style=\"font-weight: 400;\"> overnight in mid-March 2020 without missing a beat: productivity skyrocketed, overhead costs plummeted, and some companies even vowed to permanently give up a headquarters location, instead building <a href=\"https:\/\/www.parcelpending.com\/en-ca\/blog\/modern-office-systems-to-automate-your-office\/\" target=\"_blank\" rel=\"noopener noreferrer\">modern office systems<\/a> that are compliant with new public health regulations. However, many <\/span><span style=\"font-weight: 400;\">remote workers<\/span><span style=\"font-weight: 400;\"> quickly recognized that balancing <\/span><span style=\"font-weight: 400;\">work<\/span><span style=\"font-weight: 400;\">, childcare, and schooling is no easy job.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A 2020 study by Sandra Matz noted the correlation between where people <\/span><span style=\"font-weight: 400;\">work<\/span><span style=\"font-weight: 400;\"> and how they feel<\/span><span style=\"font-weight: 400;\"><sup>1<\/sup><\/span><span style=\"font-weight: 400;\">. \u201cPeople feel more extroverted, more agreeable, more conscientious, when they are in other places, compared to when they are at home,\u201d she said, while \u201cpeople feel more disorganized and chaotic when they are at home.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Remote work<\/span><span style=\"font-weight: 400;\"> also takes a toll on creativity, collaboration, cooperation, and connection. As CEO of Chef Robotics, Rajat Bhageria, recently explained after missing a critical deadline: \u201c[<\/span><span style=\"font-weight: 400;\">remote work<\/span><span style=\"font-weight: 400;\"> is] just a logistical nightmare\u201d<\/span><span style=\"font-weight: 400;\"><sup>2<\/sup><\/span><span style=\"font-weight: 400;\">. Issues that could previously be resolved in a few hours can now take days without the luxury of in-person intra-<\/span><span style=\"font-weight: 400;\">office<\/span><span style=\"font-weight: 400;\"> communication.<\/span><\/p>\n<h2><b>The Rise of Co-Working &amp; Flexible <\/b><b>Office Space<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The future of <\/span><span style=\"font-weight: 400;\">work<\/span><span style=\"font-weight: 400;\"> may reside with flexible <\/span><span style=\"font-weight: 400;\">office space<\/span><span style=\"font-weight: 400;\">. A prime example is co-working which allows entrepreneurs and employees from different companies to work in a centralized location. Real estate services firm CBRE Group Inc. predicted co-working could account for 13% of all <\/span><span style=\"font-weight: 400;\">office space<\/span><span style=\"font-weight: 400;\"> by 2030<\/span><span style=\"font-weight: 400;\"><sup>3<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Given <\/span><span style=\"font-weight: 400;\">safety<\/span><span style=\"font-weight: 400;\"> and public health concerns, shared space offices are shifting to include <\/span><span style=\"font-weight: 400;\">hand sanitizer<\/span><span style=\"font-weight: 400;\"> stations, <\/span><span style=\"font-weight: 400;\">social distancing<\/span><span style=\"font-weight: 400;\">, <\/span><span style=\"font-weight: 400;\">physical barriers<\/span><span style=\"font-weight: 400;\"> (plexiglass separators), <\/span><span style=\"font-weight: 400;\">facial covering<\/span><span style=\"font-weight: 400;\"> requirements, and elevator limitations. <\/span><span style=\"font-weight: 400;\">Break rooms<\/span><span style=\"font-weight: 400;\"> are also shifting to grab-and-go centers or being eliminated altogether to meet public health standards, as well as changing <a href=\"https:\/\/www.parcelpending.com\/en-ca\/blog\/employee-expectations-for-a-post-covid-office\/\" target=\"_blank\" rel=\"noopener noreferrer\">employee expectations<\/a>.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As JLL Senior Vice President and Senior Research Director, <\/span><span style=\"font-weight: 400;\">Lauren Gilchrist,<\/span><span style=\"font-weight: 400;\"> states: \u201cWe predict that by 2030, 30% of all <\/span><span style=\"font-weight: 400;\">office space<\/span><span style=\"font-weight: 400;\"> will be flexible<\/span><span style=\"font-weight: 400;\">\u201d<\/span><span style=\"font-weight: 400;\"><sup>4<\/sup><\/span><span style=\"font-weight: 400;\">. She also notes that leasing will shift to include flexible leasing terms and durations.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Compa<\/span><span style=\"font-weight: 400;\">ny e<\/span><span style=\"font-weight: 400;\">xecutives are also considering ways to provide <\/span><span style=\"font-weight: 400;\">office space<\/span><span style=\"font-weight: 400;\"> more efficiently. Global Principal of Strategy Albert De Plazaola at Unispace predict<\/span><span style=\"font-weight: 400;\">s, \u201cA m<\/span><span style=\"font-weight: 400;\">ore comprehensive approach to the hub-and-spoke model is to provide a variety of<\/span><span style=\"font-weight: 400;\"> \u201cspoke\u201d <\/span><span style=\"font-weight: 400;\">work<\/span><span style=\"font-weight: 400;\"> environments, which may not need significant capital investment<\/span><span style=\"font-weight: 400;\">\u201d \u2013 such as leveraging co-working spaces in suburban hubs to support \u201cmicrosites\u201d<\/span><span style=\"font-weight: 400;\"><sup>5<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Armen Vartanian, senior vice president of global <\/span><span style=\"font-weight: 400;\">workplace<\/span><span style=\"font-weight: 400;\"> services at Okta Inc., also embraces the spoke model: \u201cThese smaller offices could be spread across the <\/span><span style=\"font-weight: 400;\">Bay Area<\/span><span style=\"font-weight: 400;\"> so that employees who live in <\/span><span style=\"font-weight: 400;\">San Francisco<\/span><span style=\"font-weight: 400;\"> or the East Bay could go to an <\/span><span style=\"font-weight: 400;\">office<\/span><span style=\"font-weight: 400;\"> in their own vicinity, and those who live farther down the peninsula would have yet another option\u201d<\/span><span style=\"font-weight: 400;\"><sup>6<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A new wave of leveraging the <\/span><span style=\"font-weight: 400;\">office<\/span><span style=\"font-weight: 400;\"> is called the \u201cdynamic <\/span><span style=\"font-weight: 400;\">workplace<\/span><span style=\"font-weight: 400;\">.\u201d Instead of just limiting and <\/span><span style=\"font-weight: 400;\">social distancing<\/span><span style=\"font-weight: 400;\"> employees, <\/span><span style=\"font-weight: 400;\">the dynamic workplace is built<\/span><span style=\"font-weight: 400;\"> upon fewer employees coming to the <\/span><span style=\"font-weight: 400;\">office<\/span><span style=\"font-weight: 400;\"> and repurposing shared space, while allowing for flexibility, productivity, and <\/span><span style=\"font-weight: 400;\">safety<\/span><span style=\"font-weight: 400;\">.
