Luring <\/span><span style=\"font-weight: 400;\">potential residents<\/span><span style=\"font-weight: 400;\"> today means implementing innovative <\/span><span style=\"font-weight: 400;\">marketing efforts<\/span><span style=\"font-weight: 400;\"> that tout amenities, flexible workspaces, and outdoor areas.<\/span><\/p>\n<h2><b>Market Apartments<\/b><b> to Remote Workers<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">With almost 70% of employees working from home, <\/span><span style=\"font-weight: 400;\">new residents<\/span><span style=\"font-weight: 400;\"> are seeking apartments t<\/span><span style=\"font-weight: 400;\">hat offer a variety of usable spaces to <\/span><span style=\"font-weight: 400;\">accommodate their new lives<\/span><span style=\"font-weight: 400;\"><sup>1<\/sup><\/span><span style=\"font-weight: 400;\">. Instead of game rooms or social lounges, the <a href=\"https:\/\/www.parcelpending.com\/en-ca\/blog\/amenities-every-modern-apartment-complex-should-have\/\" target=\"_blank\" rel=\"noopener noreferrer\">modern <\/a><\/span><span style=\"font-weight: 400;\">apartment complex<\/span><span style=\"font-weight: 400;\"> now includes private study offices, small group rooms, and hospitality suites for hosting small business gatherings. Further, CRG\u2019s new development strategy includes <\/span><a href=\"\/en-ca\/blog\/5-smart-apartment-solutions-for-busy-residents\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">apartment solutions<\/span><\/a><span style=\"font-weight: 400;\"> specifically designed for the work-from-home <\/span><span style=\"font-weight: 400;\">tenant<\/span><span style=\"font-weight: 400;\">, with pocket offices and what Managing Partner J.J. Smith refers to as \u201cZoom-worthy common spaces.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As <\/span><span style=\"font-weight: 400;\">Geoffrey Woodrum, vice president of design at StreetLights <\/span><span style=\"font-weight: 400;\">states, \u201cCoworking spaces, private meeting rooms, and flexible areas will be among the most used and sought-after areas in an <\/span><span style=\"font-weight: 400;\">apartment<\/span><span style=\"font-weight: 400;\">.\u201d<\/span><\/p>\n<h2><b>Highlight High-Speed Internet<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Since home is now where we work, school, entertain, and exercise, residents are looking for high-speed internet and reliable cell service. In fact, <\/span><span style=\"font-weight: 400;\">apartment<\/span><span style=\"font-weight: 400;\"> residents are even willing to pay higher rent for high-speed internet access\u2014about $35 more per month, according to the 2020 NMHC\/Kingsley <\/span><span style=\"font-weight: 400;\">Apartment<\/span><span style=\"font-weight: 400;\"> Resident Preferences Report. Tricap Residential Group has updated units at their Haven Hoffman Estates community so that residents have access to a WiFi-ready solution when they move in. The community, located in a northwest suburb of Chicago, is able to remove a major move-in hassle for new residents who often need to be up and running online immediately.<\/span><\/p>\n<h2><b>Tout Outdoor Space<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Balconies and outdoor space are also a hotly requested amenity for <\/span><span style=\"font-weight: 400;\">apartment<\/span><span style=\"font-weight: 400;\"> communities. For instance, CGI Strategies, a California-based <\/span><span style=\"font-weight: 400;\">real estate<\/span><span style=\"font-weight: 400;\"> investment and development company, previously stated that approximately 70% of their apartments included balconies. They are now aiming for at least 90% in new projects<\/span><span style=\"font-weight: 400;\"><sup>4<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Markwood, a California-based <\/span><span style=\"font-weight: 400;\">real estate<\/span><span style=\"font-weight: 400;\"> investment company, has employed a particularly savvy <\/span><span style=\"font-weight: 400;\">marketing strategy<\/span><span style=\"font-weight: 400;\">. It is <\/span><span style=\"font-weight: 400;\">marketing<\/span><span style=\"font-weight: 400;\"> an \u201coutdoor living room<\/span><span style=\"font-weight: 400;\">\u201d \u2014<\/span><span style=\"font-weight: 400;\"> a covered terrace or space with balcony walls on three sides that protects residents from sun and rain, but still allows children to play and residents to work or entertain outside.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Research shows that investing in a rooftop deck not only has a positive return on investment but also attracts <\/span><span style=\"font-weight: 400;\">potential residents<\/span><span style=\"font-weight: 400;\"> and improves your <\/span><a href=\"\/en-ca\/blog\/resident-retention-tips-for-multifamily-apartments\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">resident retention<\/span><\/a><span style=\"font-weight: 400;\"> rate too<\/span><span style=\"font-weight: 400;\"><sup>5<\/sup><\/span><span style=\"font-weight: 400;\">. Lush landscaping also boosts the aesthetic appeal and acts as natural insulation, lowering heat and air conditioning costs.
