Instead of game rooms or social lounges, the <\/span><span style=\"font-weight: 400;\">rental property<\/span><span style=\"font-weight: 400;\"> now includes private study offices, small group rooms and hospitality suites for hosting small business gatherings. Further, CRG\u2019s new development strategy includes amenities specifically designed for the work-from-home <\/span><span style=\"font-weight: 400;\">tenant<\/span><span style=\"font-weight: 400;\">, with pocket offices and what Managing Partner J.J. Smith refers to as \u201cZoom-worthy common spaces.\u201d<\/span><\/p>\n<h2><strong>2. Consumer Shift: Mask Mandates Are Keeping Residents Home<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">With the CDC reversing its indoor mask guidance in public spaces regardless of vaccination status as of July 27, many states followed suit. Further, the Transportation Security Administration extended its mask mandate, originally set to expire on May 11, until September 13, 2021. In fact, in 36% of US cities, apartments under construction are larger than those built during the last five years, and units in 33 of the 92 cities studied increased 50 square feet on average. Whereas <\/span><span style=\"font-weight: 400;\">CGI Strategies, a California-based <\/span><span style=\"font-weight: 400;\">real estate<\/span><span style=\"font-weight: 400;\"> investment and development company, previously stated that approximately 70% of their apartments<\/span> <span style=\"font-weight: 400;\">included balconies, they are now aiming for at least 90% in new projects<\/span><span style=\"font-weight: 400;\"><sup>4<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One savvy marketing strategy is being employed by Markwood, a California-based <\/span><span style=\"font-weight: 400;\">real estate<\/span><span style=\"font-weight: 400;\"> investment company. It is marketing an<\/span><span style=\"font-weight: 400;\"> \u201coutdoor living room\u201d<\/span><span style=\"font-weight: 400;\"> \u2014 a covered terrace or space with balcony walls on three sides that protects residents from sun and rain, but still allows children to play and residents to work or entertain outside.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Research shows that investing in a roof-top deck not only has a positive return on investment but can also attract and retain a <\/span><span style=\"font-weight: 400;\">potential renter<\/span><span style=\"font-weight: 400;\"> too<\/span><span style=\"font-weight: 400;\"><sup>5<\/sup><\/span><span style=\"font-weight: 400;\">. Lush <\/span><span style=\"font-weight: 400;\">landscaping<\/span><span style=\"font-weight: 400;\"> boosts the aesthetic appeal and acts as a natural insulation lowering heat and air conditioning costs. For example, some <\/span><span style=\"font-weight: 400;\">property<\/span><span style=\"font-weight: 400;\"> managers in New York are creating flexibility in their outdoor spaces by repurposing cabanas as outdoor schools and installing movable furniture<\/span><span style=\"font-weight: 400;\"><sup>6<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><strong>4. According to 2020 CoStar data, pet-friendliness is one of the top three amenity searches<\/span><span style=\"font-weight: 400;\">8.<\/span><span style=\"font-weight: 400;\"> Whether you\u2019re a property manager or <\/span><span style=\"font-weight: 400;\">property owner<\/span><span style=\"font-weight: 400;\">, how can you make your <\/span><span style=\"font-weight: 400;\">property<\/span><span style=\"font-weight: 400;\"> better suited to four-legged friends?<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Dedicate Recreational Space<\/b><span style=\"font-weight: 400;\"> \u2013 Creating a dog park (also known as a \u201cbark park\u201d) at your <\/span><span style=\"font-weight: 400;\">rental property<\/span><span style=\"font-weight: 400;\"> provides safety for residents and a respite for pets. Higher-end <\/span><span style=\"font-weight: 400;\">rental<\/span><span style=\"font-weight: 400;\"> properties are partnering with grooming services and even dog walkers to raise the satisfaction of pets and their owners.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Create Pet-centric Activities<\/b><span style=\"font-weight: 400;\"> \u2013 Allow your marketers in <\/span><span style=\"font-weight: 400;\">property management<\/span><span style=\"font-weight: 400;\"> to get creative here. Options include pet adoption days, look like your pet contests, best pet photo via social media, etc.<\/span><\/li>\n<\/ul>\n<h2><strong>5. Consumer Shift: Consumers &amp; Regulators Embrace Electric Vehicles<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">In September of 2020, California Governor Gavin Newsom hammered a bold executive order requiring that all vehicles sold in the Golden State release zero emissions by 2035. This order stems from the fact that 90% of the energy consumed in the transportation industry comes from petroleum and that emissions account for the bulk of US greenhouse gases. McKinsey &amp; Company<\/span> <span style=\"font-weight: 400;\">reports a 15-30% growth in eCommerce shopping across a range of industries<\/span><span style=\"font-weight: 400;\"><sup>11<\/sup><\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">With the exponential rise in online shopping, there is a concurrent spike in residential delivery <\/span><span style=\"font-weight: 400;\">and need for <a href=\"\/en-us\/blog\/secure-package-delivery\" target=\"_blank\" rel=\"noopener\">secure package delivery<\/a> boxes<\/span><span style=\"font-weight: 400;\">.
