The Apartment Complex Lobby as the Master of First Impressions<\/strong><\/h3>\n

Your <\/span>apartment lobby<\/span> acts as the brand ambassador for your <\/span>building<\/span>, creating the magical first impression and working as the front <\/span>door<\/span> to every <\/span>tenant<\/span>\u2019s unit. It’s also one of the <\/span>common areas<\/span> where visitors wait to meet current residents (some of whom may become potential tenants). Get it right, and you can boost lease agreements and renewals; get it wrong<\/span>,<\/span> and your occupancy rates plummet.<\/span>\u00a0<\/span><\/p>\n

In addition to a welcoming lobby design, consider implementing these\u00a0 <\/span>five must-have lobby amenities<\/span><\/a> for your multifamily complex.<\/span><\/p>\n

#1 Focus on Security<\/strong><\/h2>\n

Recent smash and grab robberies and package theft, often in daylight, have skyrocketed from Los Angeles to Chicago to <\/span>New York City<\/span>. As a result, now is the time to install security features that aid in providing a sense of calm and safety in your <\/span>apartment building lobby<\/span>. Adding lighting to a parking garage, <\/span>elevator<\/span>, or outdoor <\/span>space<\/span> is relatively inexpensive. Security cameras work well too.<\/span><\/p>\n

#2 Invest in Tech<\/strong><\/h2>\n

The statistics are compelling: 86% of millennials and 65% of baby boomers are willing to pay more for automated controls. Of course, at the top of the list for all amenities is high-speed Internet. <\/span>Apartment<\/span> residents are willing to pay higher rent for high-speed internet access \u2014 about $35 more<\/span> per month according to the 2020 NMHC\/Kingsley <\/span>Apartment<\/span> Resident<\/span> Preferences Report<\/span>2<\/sup><\/span>. Smart thermostat requests have migrated from a \u201cnice to have\u201d <\/span>amenity<\/span> to an essential <\/span>luxury<\/span>. Virtual tours are also a necessity. <\/span>Statistics<\/span> demonstrate that <\/span>67% of people want more businesses to offer virtual tours<\/span>3<\/sup><\/span>. And customers aged 18 to 34 are 130% more likely to book a place if there is a virtual tour.<\/span><\/p>\n

#3 Remove the Clutter<\/strong><\/h2>\n

There is a clear relationship between clutter and decision-making<\/span>4<\/sup><\/span>. In short, a cluttered <\/span>space<\/span> leads to a befuddled mind, which causes a delay in making a decision. #5 Add a Co-Working Element<\/strong><\/h2>\n

Hybrid work is the future of work in America. Recent statistics show that <\/span>75% of employees<\/span> want to continue to work flexibly and 40%<\/span> of Americans surveyed who were working at home said they would look for another job if their employer forced them to return to the office full time<\/span>6,7<\/sup><\/span>. It therefore makes sense to cordon off sections of your <\/span>lobby<\/span> or common <\/span>amenity spaces<\/span> for a co-working <\/span>space<\/span>.
