Cortland Uses Parcel Pending to Deliver Higher Resident <\/span>Satisfaction<\/span><\/h2>\n

After a successful pilot program, Cortland rolls out Parcel Pending lockers to multiple communities.<\/span><\/em><\/strong><\/p>\n

The Problem<\/h3>\n

Back in 2016, Atlanta<\/span>–<\/span>based Cortland, a full<\/span>–<\/span>service multifamily real estate acquisition, development, and operating <\/span>entity, turned to Parcel Pending to alleviate its package management issues. Like most multifamily companies across the <\/span>U.S., Cortland, which owns just over 44,000 apartment homes primarily in the Southeast and Texas, was struggling to <\/span>manage the major influx of resident packages due to the rise in online shopping. \u201cOn average, our communities were <\/span>receiving between 20 to 30 packages per day, and our staff was spending about five to six minutes managing each one. <\/span>That adds up quickly,\u201d exclaimed Brian Ericson, Cortland\u2019s Vice President of Marketing Insights. \u201cOur property <\/span>management teams were spending too much time on package management, which pulled them away from their primary <\/span>responsibilities of managing the property and serving residents. We soon recognized that we needed to find a smart and <\/span>savvy solution…and fast.\u201d<\/span><\/p>\n

Cortland is currently ranked seventh on the list of Atlanta\u2019s \u201c2018 Top 25 Large Workplaces\u201d and is also a National <\/span>Multifamily Housing Council (NMHC) Top 50 Owner and Manager (2018). The company decided to tap Parcel Pending to <\/span>do a pilot install at its property, The Aspect by Cortland, located in Austin. Ericson knew that he would have to show the <\/span>success of the Parcel Pending lockers in order to build the case to roll them out to additional properties. So, he issued a <\/span>resident survey at the 2<\/span>–<\/span>month and 1<\/span>–<\/span>year marks post<\/span>–<\/span>install. The feedback was overwhelmingly positive. \u201cWhen you pair <\/span>the positive resident feedback from the pilot install with the fact that resident packages are growing at a staggering rate <\/span>of 30<\/span>–<\/span>40% annually, it really is a no<\/span>–<\/span>brainer for us to expand the use of Parcel Pending lockers at more of our <\/span>properties.\u201d<\/span><\/p>\n

The Results<\/h3>\n

Because of the pilot program’s success, Cortland rolled out <\/span>Parcel Pending electronic package lockers to nine <\/span>additional communities across five cities in 2017 and the <\/span>early part of 2018. The company will continue to roll out <\/span>Parcel Pending lockers to 13 additional properties <\/span>throughout 2018.<\/span><\/p>\n

Below are the results from a resident survey that Cortland <\/span>issued two months<\/span> post<\/span>–<\/span>installation at three properties: <\/span>Viridian located in Decatur, GA; Cortland North Druid <\/span>Hills located in Atlanta and Preserve at Rolling Oaks <\/span>located in Austin. Not surprisingly, the feedback <\/span>continued to be extremely positive:<\/span><\/p>\n

  • Overall, 76% of residents strongly preferred <\/span>having lockers compared to traditional office pickup <\/span><\/li>\n
  • 80% of Viridian residents rated the parcel <\/span>lockers as \u201cvery good\u201d or \u201cexcellent\u201d, which is more <\/span>than double the satisfaction of office pick<\/span>–<\/span>up <\/span><\/li>\n
  • 40% of residents said that they were more likely <\/span>to renew their leases due to the added amenity of the <\/span>parcel lockers <\/span><\/li>\n
  • Lockers were even more popular among renters who <\/span>believe they will still be renting in 3 years <\/span>\u2013<\/span> 89% <\/span>of this group preferred lockers <\/span><\/li>\n
  • 88% of Cortland North Druid Hills residents, 81%<\/span> of Viridian residents, and 80% of <\/span>Preserve at Rolling Oaks residents preferred having <\/span>the lockers <\/span><\/li>\n
  • 69% of Cortland North Druid Hills residents and <\/span>64% of Preserve at Rolling Oaks residents rated <\/span>the parcel lockers as \u201cexcellent\u201d<\/span><\/li>\n<\/ul>\n

    Conclusion<\/h3>\n

    \u201cI think it\u2019s important to point out a misconception in <\/span>the industry that parcel lockers are very expensive <\/span>when in reality Parcel Pending is very reasonably <\/span>priced. We\u2019re also confident that they offer the most <\/span>technologically advanced products and best <\/span>customer service in the industry,\u201d continued Ericson.<\/span><\/p>\n
